Opus North Announces Design-Build Construction Contract with King Shan, LLC, to Build Warehouse/Distribution Facility at Oakview Corporate Park

Body:

Today, Opus North Corporation announced a design-build construction contract with King Shan, LLC, for a 35,000-square-foot warehouse/distribution facility located on 2.48-acres at Oakview Corporate Park in West Dundee, Ill.

King Shan is a leading manufacture of steel wire and metal fabrication products, and is headquartered in Taipei, Taiwan. The new facility, designed by Opus Architects & Engineers, is strategically located near original equipment manufacturing (OEM) clients and will serve as a distribution center. Construction on the facility is scheduled to begin in early May, and building completion by late September, 2010. Noel Liston from Darwin Realty and Development represented both King Shan and Opus in the transaction.

“The award of this project was truly a team effort,” said Mike Yungerman, vice president of real estate development for Opus North. “King Shan needed space by the end of the 3rd quarter and was originally only looking at buying an existing building. We were able to present a complete package that included the land, design and construction services all within their very tight delivery and budget goals.”

“We look forward to welcoming King Shan as a tenant in Oakview,” said Yungerman. King Shan, LLC joins Leafs Hockey Club, Maytec, Inc, General Technologies and Plastival, Inc in the Park. Oakview Corporate Park totals 120 acres and features build-to-suit sites from three to over 30-acres, with over 45-acres having been set aside as wetlands and nature preserve. Including this new development, this is the third project Opus North has developed in the Park totaling approximately 300,000 square-feet.
Marquette University and Opus North Breaks Ground on New Engineering Facility

Body:

Today, Marquette University and Opus North Corporation broke ground on the new five-story,115,000-square-foot, engineering facility called the Discovery Learning Complex. Opus North Corporation is the Design-Builder in tandem with Opus Architects & Engineers as the designer and architect of record. Hammel Green & Abrahamson (HGA) collaborated with Opus on the design of facility.

The facility will feature an innovative Discovery Learning Laboratory and a two-story engineering materials and structural testing laboratory, as well as other new teaching and research laboratories, common areas for students and office space. The five-story, 115,000 square foot building is being constructed on the south side of Wisconsin Avenue between 16th and 17th Streets. Demolition of several university-owned buildings on the site has been completed, with materials recycled. The new $35 million building is the first phase of a $100 million, 250,000 square foot facility, and is expected to be ready for occupancy by August 2011.

“With a history that spans more than a century, Marquette’s College of Engineering continues to educate engineers with the highest level of technical skill,” said Rev. Robert A. Wild, S.J., president of Marquette University. “Today we demand even more of our engineers. This new facility will foster the development of the skills we need in the 21st century – innovative thinking, creative problem solving of real world issues, and experience in team dynamics.”

“Opus North is excited and honored to deliver such an important building to Marquette University and our engineering community,” said Tom Shaver, president and CEO of Opus North. “The College of Engineering will seek a minimum of LEED Silver Certification, and this project will demonstrate and motivate sustainability and environmental stewardship to future engineers. Students will have interaction and visibility with sustainable technologies and components and this provides an environment conducive for innovation.”

The architecture of the Discover Learning Complex is both collegiate gothic and forward looking in appearance. “The facility is organized about a central spine, showcasing dynamic laboratories, and providing collaborative spaces to gather and inspire future engineers. The exterior architecture speaks to the lab planning module and the engineering logic of assembly while the repetitive monumental elements and rhythm echo the collegiate gothic architectural vocabulary found elsewhere on campus. The glassy exterior reinforces the ‘Engineering on Display’ focus and enhances the new facility’s identity as an avant-garde educational institution teaching engineers of the 21st century.” said Tom Kennedy, vice president and general manager of Opus North, Milwaukee.

“The time is now to innovate. This facility, a gift to the Milwaukee community, will focus on building an enhanced workforce for Milwaukee, Wisconsin and the United States -- graduates who know and understand engineering innovation and how to quickly embed the appropriate innovation in products the marketplace desires,” said OPUS Dean of Engineering Stan Jaskolski. “Our students and faculty will work with local industries and businesses in the development and design of innovative, real-world products, processes and services. In addition, this showcase facility will inspire elementary, middle and high school students to consider engineering careers as they participate in hands-on, exciting projects and innovative discoveries.”

Opus Northwest Awarded Design-Build Contract for an Armed Forces Reserve Center Complex in Cedar Rapids, Iowa, Building Project will House the Iowa Army National Guard and U.S. Army Reserve

Body:

Announced today, Opus Northwest, L.L.C. and Opus Architects & Engineers were awarded to build a new, 170,355-square-foot, Armed Forces Reserve Center Complex in Cedar Rapids, Iowa. Opus Northwest and Opus Architects & Engineers are the design-builder and architect of record, in collaboration with civil engineer’s McCombs Frank Roos Associates, Inc.

Planning for this $37.7 million dollar fixed-price contract to design-build a field maintenance shop (56,749-sq-ft) and one-story armed forces reserve center (113,506-sq-ft) is currently underway. Opus Northwest expects to begin construction in April of 2010, with an estimated completion date of August, 2011. The Armed Forces Reserve Complex is seeking LEED (Leadership in Energy and Environmental Design) Gold Certification. Under consideration are energy-efficient mechanical systems and geo-thermal heating, water conservation measures, highly insulated exterior wall and roofing systems, lighting controls and the use of as much daylight as possible.

According to COL Scott Ayres, Director of Installation Management for the Iowa Army National Guard, "This project will be a major boon for the readiness of the soldiers that train and deploy from Cedar Rapids. We are thrilled to have this major BRAC project underway, and we feel Opus will be an outstanding partner on this design-build project."

“Opus is proud to have this opportunity to serve the Iowa Army National Guard and U.S. Army Reserve and to have been selected for this significant project.” said Jeff Smith, director of construction in Iowa for Opus Northwest. “We are honored to have been chosen to design-build the Iowa Army National Guard’s single largest project since World War II.”

The approximate 160,000-square-foot facility houses a number of offices including Iowa Army National Guard and U.S. Army Reserve, as well as troop supply and storage areas, and a state of the art field maintenance shop. Roughly, 60 employees will have permanent offices there, while up to 850 will occupy the facility on a part-time basis and on the weekends.

Important functional design attributes included the need for clear circulation, spatial organization and allowances for possible future expansion of the facility. “This will be a very busy base that will not only house the operations of the U.S. Army Reserve and Army National Guard; it will also include a health clinic, drill hall, field maintenance shop, simulated weapons area, and a staging center for soldiers being deployed.” said Grant Peterson, vice president of Opus Architects & Engineers. “Since base populations of fulltime employees and soldiers can greatly fluctuate based on deployments and drill weekends, spatial and circulation planning for the facility is a mission critical component of Opus’ response.” Units located at this base will perform maintenance on military vehicles and equipment, train soldiers on technical aspects of maintenance, and practice drill training.

Opus North Announces Navman Wireless Office Lease

Body:

Opus North Corporation has announced that Navman Wireless has signed a long-term lease to relocate its global headquarters in 9,000 square feet of first-floor office space at Opus Gateway at The Glen in Glenview, IL. Navman Wireless is one of the world’s largest providers of Global Positioning System (GPS)-based vehicle tracking and fleet management solutions with customers on five continents.

Sean Kropke at CB Richard Ellis represented Opus North and Jon Knight of Knight Corporation represented Navman Wireless in the transaction.

With a prime location at Willow Road and Patriot Boulevard at the northern entrance to The Glen, a 1,200-acre office, retail and residential redevelopment, Opus Gateway at The Glen is a four-story Class A office building totaling 134,000 square feet. Opus Architects & Engineers designed the office building, which was completed in late 2008 and offers efficient floor plates totaling 33,000 square feet.

“Navman Wireless has been headquartered in The Glen for almost three years, but they needed more space as well as a more visible location than their previous fourth-floor offices,” said John Carlson, real estate representative with Opus North. “Opus Gateway met their criteria across the board. In addition, because this is a new building, we were able to accommodate their specific needs very efficiently with well-designed floor plates and a higher level of finishes than in their previous building.”

Navman Wireless had been looking for a new headquarters for about a year, according to CFO Mike Henn. “We looked at a number of sites,” Henn said. “But Opus Gateway offered the space and amenities we needed, a high-profile location directly off the building’s main lobby, and the ability to continue taking advantage of The Glen’s easy highway and transportation access. Everyone at Opus was amazing to work with and made the process extremely easy.”

Opus Gateway is situated just a few blocks from the Metra’s Glenview train station and less than 10 minutes from Interstate 294 to the west and Interstate 94 to the east. “Offering tenants a location with access to multiple transportation options is becoming increasingly important in today’s office market,” said Cooper Engst, associate project manager with Opus North, who worked with Navman Wireless.

This marks the second lease at Opus Gateway at The Glen in less than eight months. Last year, Mead Johnson Nutrition Company (NYSE:MJN) signed a long-term lease for the entire fourth floor of the building. Approximately, 85,000 square feet of office space remains available for lease at Opus Gateway at The Glen.

Opus Northwest Approved to Build the University of St. Thomas’ Anderson Student Center, the Largest Building Project in the University’s History

Body:

The University of St. Thomas’ new student services building, The Anderson Student Center, 225,000-sqaure-foot, $66 million dollar project, expects to begin construction May of 2010, and be completed December 2011. Opus Northwest, L.L.C. and Opus Architects and Engineers are the design-builder and architect of record, in collaboration with Shepley Bulfinch, a Boston Architectural firm. Opus Northwest Construction will serve as the construction contractor.

The driving concept for the design of the University of St. Thomas Anderson Student Center, “was to create a destination on campus that celebrates the values and culture of the University, while engaging the entire University community, and establish St. Thomas as the college of choice among their competition,” said John Solberg, president and CEO of Opus Northwest.

“The student center will serve as a wonderful gathering place that will tie together our north and south campuses,” said Father Dennis Dease, president of the University of St. Thomas. “It will help us as we further strengthen our co-curricular programming, which is vital to the overall development of our students. Additionally, it will serve as the living room – the heart of the campus, establishing a new physical identity for the University as the ‘place to be,’ enhancing and encouraging students to get to know each other better, learn from each other and build bridges across cultures.”

The Anderson Student center will replace facilities now located in Murray-Herrick Campus Center. The two wings of the L-shaped student center will face Summit and Cretin Avenues. There will be two primary entrances, one facing Summit Avenue and the other facing an expanded lower quadrangle, which will open to Monahan Plaza. The plaza will connect the student center with the athletic and recreation complex and O’Shaughnessy Stadium. Features will include:

Food - There will be two major dining areas: a resident student dining center on the second floor and a retail restaurant on the first floor. Coffee, smoothies and other beverages will be available in a third-floor venue.

Recreation - A four-lane bowling center and dance floor will be on the lower level. Pool tables and electronic darts will be in one of the restaurants, and another first-floor recreation area will include table tennis and foosball tables and flat-screen TVs for video games.

Meeting rooms and offices - The Division of Student Affairs, Campus Ministry, Auxiliary Services and student organizations and clubs will be on the second and third levels. A large multi-purpose room on the third floor will provide flexible space for dinners, concerts, dances, lectures and other activities. A Hearth Room and 13 meeting rooms will be on the second and third floors of the Summit wing.

Stores -An emporium to purchase clothing and supplies and a convenience store will be located on the first floor.

The student center is seeking LEED (Leadership in Energy and Environmental Design) Silver Certification. Under consideration are energy-efficient mechanical systems, water conservation measures, highly insulated exterior wall and roofing systems, lighting controls and use of as much daylight as possible.

Spanning more than a 50-year long partnership with the University of St. Thomas, the Anderson Student Center is the 23rd University building Opus has built on campus since 1959. Currently, Opus Northwest Minneapolis office has more than $104 million of construction underway at the University of St. Thomas, including the new Anderson Athletic and Recreation Center –which will open in August of 2010.

FIFTEEN TWENTY-ONE SECOND AVENUE HONORED WITH NAIOP AWARD FOR “MULTI-FAMILY HIGH-RISE OF THE YEAR”

Body:

Executives at OPUS Northwest, LLC today confirmed that the Washington state chapter for NAIOP (the Commercial Real Estate Development Association) has recognized Fifteen Twenty-One Second Avenue as the “Multi-Family High-Rise of the Year” for 2009. NAIOP held its annual “Night of the Stars” awards ceremony on November 6 at the Bellevue Hyatt. More than 650 industry representatives and guests attended the event. Formerly known as the National Association of Industrial and Office Properties, NAIOP has recently expanded its focus to recognize mixed-use and residential projects within its corporate mission statement.

“We’re thrilled to have earned the respect of our industry peers and the confidence of our many homebuyers,” said Tom Parsons, senior vice president and general manager of Opus Northwest – Seattle, the managing member of OPUS NWR Development, LLC. “These accolades provide further validation that Fifteen Twenty-One Second Avenue is a truly exceptional development among a national landscape of world-class projects.”

The high-profile, high-rise condominium located above Pike Place Market has been popular with national judges and homebuyers alike. In addition to the recent award by NAIOP, Fifteen Twenty-One Second Avenue was also recognized as the West Coast’s “Outstanding High-Rise” for 2009 as part of the Gold Nugget Awards held during the Pacific Coast Builder’s Conference in San Francisco on June 18, 2009. Most recently, the project was awarded “Project of the Year” during the national Multifamily Executive Awards held in Las Vegas on October 13, 2009. Each award is judged by a panel of industry experts, which analyze excellence in design, development, marketing and sales.

“Fifteen Twenty-One Second Avenue has become well recognized for challenging conventional residential design and succeeding,” said William Justen, a partner in The Justen Company, which was the project visionary and collaborated with Opus Northwest in the development of the project. “By differentiating our product offering through innovations in design, development and marketing, we’ve managed to establish our own market niche. We are fortunate to have pushed through the headwinds that our industry faced during the recent economic downturn.”

Judging panelists noted that Opus Northwest has closed on two-thirds of the 143-unit project representing more than $170 million in sales to date. Unlike typical condominiums, Fifteen Twenty-One Second Avenue’s homes average 1,912 square feet and are selling at an average price of $1.88 million— twice the size and approximately four times the median home price of condominiums in downtown Seattle. “This sales success is notable because it demonstrates that real estate is intensely local and that market trends in aggregate don’t speak for each project individually,” said Dean Jones, a principal with Realogics, which represents the sales and marketing for the project. “Outlier developments like Fifteen Twenty-One Second Avenue have created real estate microclimates where success begets success.”

“Peer endorsements and established market values have really helped to provide homebuyers, appraisers and mortgage lenders with a high level of confidence in this development,” Jones continued. “Fifteen Twenty-One Second Avenue is proving to be a standout development on many levels.”

Opus Northwest’s $150 Million Worth of Projects Equates to 600 Construction-Related Jobs in 2009/2010

Opus Northwest’s Denver office is proud to announce that the company is executing $150 million worth of fee-based design-build projects in Colorado, generating 600 construction-related jobs during 2009 and into 2010. Three of the most substantial projects include the successful completion of the Pulte Mortgage, LLC (Pulte) national headquarters, a ground breaking for the Lincoln Commons Shopping Center (Lincoln Commons), and is on schedule with the new University Physicians, Inc. II (UPI) building at the Colorado Science + Technology Park at Fitzsimmons.

“We’re generating construction jobs for the local economy, while maintaining our more conservative, and successful, approach of fee-based work,” said Marshall Burton of Opus Northwest. “It’s a proven approach to real estate, and one that is strengthening our company during these challenging times, while providing our clients with successful outcomes. We’ve established a strong position in the local market during the past decade, and these most recent projects represent our continuing momentum for years to come.”

Opus Northwest is currently executing $150 million in fee-based design-build work in 2009, including the Pulte, Lincoln Commons and UPI projects. In total, the Pulte project had more than 230 construction jobs, the UPI project currently employs more than 250 and Lincoln Commons will employ as many as 120.

The Pulte headquarters is a three-story, 95,000 square foot office building. It is 100 percent leased and will accommodate 650 employees. Lincoln Commons will add approximately 100,000-square-feet of retail space upon completion in the summer of 2010, with the overall build-out of Lincoln Commons expected to total over 600,000-square-feet of mixed-use development. UPI is a six story, 195,000 square foot, multi-tenant building which will serve as the corporate headquarters for UPI, a full service management organization responsible for the administration of all professional clinical activities of physicians employed by the University of Colorado School of Medicine.

Mark Rauenhorst, Chairman and CEO of Opus Corporation, is Transitioning to a New Role with the Rauenhorst Trusts

Body:

Effective today, Mark Rauenhorst, Chairman and CEO of Opus Corporation, is transitioning to a new role with the Rauenhorst Trusts as a consultant and advisor. In this new position Rauenhorst will consult with the Rauenhorst Trusts on company restructuring and investment strategies. The Trusts own the Opus Group of Companies.

The change in roles results in part from changes in organizational structure at The Opus Group of Companies. Due to the market events of the past year, it was concluded that the Opus Group of Companies no longer needed a shared services platform provided by the parent company. Restructuring decisions were made to outsource functions and transfer responsibilities that were provided by the parent companies to Opus North Corporation and Opus Northwest, L.L.C.

“With owner support and the rest of Opus North and Opus Northwest leadership in place, this is a positive move, which allows Mark Rauenhorst to focus on strategy at the ownership level.” said Keith P. Bednarowski, trustee of the Rauenhorst Trusts.

Danny Queenan, president and CEO of Opus North, and John Solberg, president and CEO of Opus Northwest will continue to lead their respective independent operating companies. “Both Opus North and Opus Northwest have loyal customer bases, and we are strategically using this opportunity to streamline and strengthen their operations and bottom-lines.” said Mark Rauenhorst, former Chairman and CEO of Corporation.

Rauenhorst joined the company in 1982 and has been involved in most aspects of the company’s activities. He became president and chief executive officer of Opus Northwest, L.L.C. in 1996, supervising all activities related to project development, including site acquisitions, zoning, market analysis, financial feasibility, government approvals, marketing, leasing and property management. In April 1999, he became president of Opus Corporation, was named chief executive officer in April 2000, and chairman in April 2007.

Fifteen Twenty-One Second Avenue Named “Project of the Year”

Body:

Opus Northwest today announced that its Fifteen Twenty-One Second Avenue condominium development in downtown Seattle received top honors at the annual Multifamily Executive Awards Gala in Las Vegas. The 440-foot-tall tower won the 2009 Grand Award for the “Project of the Year” in the prestigious “High-Rise” category.

Over the past decade, Multifamily Executive has honored the industry’s best and brightest with its exclusive MFE Awards. The gala is attended by more than 500 people annually and attracts more than 200 entries from across the United States.

“We’re very proud of this recognition, as it substantiates the continued success of our sellout process,” said Andy Taber, Senior Real Estate Director for Opus Northwest – Seattle, who accepted the award on behalf of the entire development team. “The same week that we took home this award, we closed on our 90th sale—a solid affirmation of the truly limited opportunity to live in a widely acclaimed landmark.”

Project-of-the-year award finalists must demonstrate innovation in architecture, floor plan efficiency, suitability to a target market, creative use of materials, interior design, landscaping, creative financing solutions and the ability to work with government and community officials.

"In a truly tough economy, this year's winners not only showcase the talent and creativity of the multifamily industry but also the business acumen to transform neighborhoods and submarkets with innovative solutions to difficult real estate sites," said Rachel Azoff, managing editor of Multifamily Executive magazine. "Opus NW used creative construction techniques to design a luxury high-rise on an extremely tight site. Fifteen Twenty-One Second Avenue is a brilliant addition to the Seattle skyline."

MFE Awards judges define a high-rise as a building of at least 12 stories.

Positioned a short walk from Seattle’s Pike Place Market and offering unmatched views of Puget Sound and the Olympic Mountains beyond, the 143-unit project was designed by Seattle-based architectural firm Weber Thompson and Opus Architects & Engineers, the architect of record. Realogics handles marketing and sales.

Starting at $1 million, and averaging $1.9 million per home, sales at the development constituted more than half of the top 25 residential sales closed in King County in recent months.

The Fifteen Twenty-One Second Avenue development team has been recognized with more than two dozen peer-reviewed honors for excellence in design, development, marketing and sales. Most recently the project was honored as the West Coast’s “Outstanding High-Rise” at Pacific Coast Builders Association’s 2009 Gold Nugget Awards in San Francisco.

The Marquette University Board of Trustees has approved moving ahead with the first phase of the university’s new, $100 million College of Engineering facility. Marquette University has selected Opus North Corporation as the Design-Builder in tandem with Opus Architects & Engineers as the architect of record. Hammel Green & Abrahamson (HGA) collaborated with Opus on the conceptual design phases of the 100,000 square-foot building.

The first phase will involve construction of a five-story building and preparation of the site has already begun with soil testing, environmental and demolition work on four university-owned buildings. Marquette University Architect, Thomas Ganey, said “the university expects to break ground for the new building in spring 2010 with initial occupancy planned for August 2011.”

The initial structure will be linked to a future 150,000 square foot building that will include classrooms, offices and additional laboratories.

The architecture is both collegiate gothic and forward looking in appearance, in harmony with the vocabulary of the campus. “The facility is organized about a central spine, showcasing dynamic laboratories, and providing collaborative spaces to gather and foster a creative community. The exterior architecture speaks to the lab planning module and the engineering logic of assembly while the repetitive monumental elements and rhythm echo the collegiate gothic architectural vocabulary found elsewhere on campus. The glassy exterior reinforces the ‘Engineering on Display’ focus and enhances the new facility’s identity as an avant-garde educational institution teaching engineers of the 21st century.” said Terry Helland, director, design architecture for Opus A&E.

Representing the ‘transformational change’ in the way the new facility will allow the College of Engineering to educate its students; the new facility is designed around the teaching and research house concept. A teaching and research house consists of labs, classrooms and student collaboration work areas designed to facilitate and encourage daily interaction among students and with faculty. Another key concept is to demonstrate and motivate sustainability and environmental stewardship. “Visibility and interaction with sustainable technologies and components are desirable and strategies are being considered to create visible, teaching opportunities.” said Helland.

Currently, Opus North’s Milwaukee office has more than $100 million of construction underway at Marquette, including the new Marquette University Law School – Ray & Kay Eckstein Hall, which will open in the summer of 2010. Additionally, the Joseph and Vera Zilber Hall, a 128,000 SF new student services/ administration building will be ready for initial occupancy this November.

Opus North Announces the Grand Opening of The Shoppes at Fox River with Target and Pick n' Save

Body:

Opus North Corporation has announced the grand opening of Phase I at The Shoppes at Fox River, a 54-acre, 500,000 square-foot shopping center at 1200 W. Sunset Drive in Waukesha, Wisc. The Shoppes at Fox River will be the sixth largest retail center in the Milwaukee area and the largest in the city of Waukesha upon completion of the project.

Two of the development’s anchor tenants, a 132,000-square-foot Target and a 60,000-square-foot Pick ‘n Save grocery store, helped kick off the grand opening. The Pick ‘n Save store is poised for LEED certification from the U.S. Green Building Council.

“This development has been a long time coming as the pent-up demand for retail options in southern Waukesha has continued to increase over the years,” said John Meyers, vice president of retail development for Opus North. “The feedback from the surrounding community has been very positive as shoppers have been able to take advantage of this new retail project and its excellent location.”

In addition to the Target and Pick and Save opening eight retailers are scheduled to open in Phase I at The Shoppes of Fox River later this year. They include a 14,000-square-foot CVS pharmacy on a 1.9-acre outlot, a 5,000-square-foot Chili's restaurant on a 1.3-acre outlot, Buffalo Wild Wings, Subway, GNC, Verizon, GameStop and Noodles & Company. Construction is also underway for a 13,500 square foot Petco store, Maurice’s and Famous Footwear that will open in the spring of 2010.

The Shoppes at Fox River will offer another 250,000 square feet of development in Phase II, including space for anchor tenants, as well as space for mid-box, junior and small-space tenants. Outlot space is also available. Opus teamed with Michael Fitzgerald and Dan Rosenfeld of Mid-America Real Estate-Wisconsin for the retail leasing efforts, and are actively working with several national and local retailers on commitments for Phase II

In addition to filling a void for the area in terms of retail and sit-down restaurants, The Shoppes at Fox River is also one of the only new developments in Waukesha to be designed as a pedestrian-friendly shopping center, surrounded by established housing.

“This is a suburban infill location that can easily support new retail development,” said Meyer. “While the Shoppes of Fox River is centrally located for motorists, the shopping center will be accessible via bike and walking paths.”

In fact, the development links up to the Glacial Drumlin State Trail a 50-mile bike trail that starts in Waukesha. Shoppers will also be able to enjoy the center’s extensive landscaping; numerous seating areas, such as benches and a gazebo; and a series of public art projects sponsored by Opus North. The art exhibit includes six colorful fox statues placed throughout the development, created by the local community through a program directed by the City of Waukesha and Jeff Hook, the Opus North Project Manager.

Designed by Minneapolis-based KKE Architects, The Shoppes at Fox River features a coordinated architectural theme. Each retail store will have specialized finishes per each tenant’s requirements.

BKD Headquarters moves into new Opus building in Springfield

Body:

Neal Spencer, BKD, LLP chief executive officer, announces BKD has moved into its new building in downtown Springfield. The four-story office building, approximately 109,000 sf, at the southwest corner of East St. Louis Street and John Q. Hammons Parkway, was constructed by the Kansas City office of Opus Northwest and has approximately 22,000 sf available for lease. This building houses the BKD Springfield office and the firm’s national office headquarters. Approximately 325 BKD personnel have occupied the second, third and fourth floors with the ground floor open for occupancy by outside businesses. BKD has moved from eight of the 22 floors in Hammons Tower, where the firm was one of the first tenants when the tower opened in 1987.

Opus became involved in this project in July of 2007, as the City of Springfield and BKD began a process of selecting a new location. “One of the reasons we selected Opus was their promise to help us create a building unique to BKD that would reflect the “BKD experience” and our PRIDE values. Their innovative design of our PRIDE wall incorporates quotes from five of our executive leadership team and what that value means to them or how they express that value through their daily work, as well as showcasing past PRIDE award recipients,” said Neal Spencer, BKD, LLP chief executive officer. “Opus mirrored our promise of unmatched client service by delivering this building on time, on budget, fueled by their passion for the job, respect for our team, showing integrity in their contractor choices, discipline to meet the timeline, all while striving for excellence at every turn. We couldn’t have made a better choice!”

Opus is a national leader in sustainable development, with more than 20 million square feet of sustainable and LEED® certified projects completed or under development. “The Kansas City office alone has five LEED accredited professionals,” said Oscar Healy, director of construction for Opus Northwest in Kansas City. Many green features will help the new building achieve LEED Core & Shell Silver Certification, meaning it will meet green building performance measures for lowering operating cost, reducing waste sent to landfills, conserving water and energy, and reducing harmful greenhouse gas emissions.

This LEED Silver certified building features low-emission vehicle parking spaces, bicycle storage and showers, low-flow plumbing fixtures, energy efficient heating and air systems, water efficient landscaping, a white roof designed to reduce urban heat, internal recycling collection sites, and motion sensitive lights. Other internal programs include, plastic and aluminum recycling, toner cartridge recycling, and paper shredding and recycling. Additionally, greater than 75% of the construction waste was salvaged or recycled.

The site for the new office building was purchased from John Q. Hammons and sits in what had been the northeast parking lot of The University Plaza Hotel. “From the initial introduction through the negotiation process, the design phase, the construction period, through their recent move in and now going forward, the Opus team has thoroughly enjoyed and appreciated BKD’s team, their efforts, their commitment to Downtown Springfield and their professionalism,” said Dave Harrison, vice president and general manager for Opus Northwest in Kansas City. Their vision for their corporate headquarters in location, quality, and style have culminated in the building that you see completed today. We wish them ongoing success as a leader in their industry and look forward to a long and mutually successful relationship with them.”

“We are absolutely thrilled to be in our new building,” says John Wanamaker, Managing Partner of the Springfield, Branson and Joplin BKD offices. “The building itself not only meets, but exceeds our expectations with respect to functionality, spaciousness and atmosphere. And I would like to thank David Harrison, Bret Sheffield, Ryan Zink and the entire Opus team for making this possible. Opus said from the beginning that they would build us a signature national corporate headquarters and do it in a ten month period - And they did! I have been extremely pleased and impressed with how Opus has managed this project from start to finish and would highly recommend them to anyone. This will be a great home for us for many years to come!”

At the outset of this public-private partnership, Opus Northwest and the City of Shoreline agreed upon a strong, collaborative, management team approach.

“The combination of design-build, build-to-suit and lease-to-own methods ensured a focus on the guiding principles we developed with the community, while limiting our exposure to potential cost overruns for our new City Hall,” said Bob Olander, city manager for Shoreline, which incorporated in 1995. “I am pleased to say it more than meets the city’s smart-design intent, and demonstrates our commitment to customer service, transparency and accessibility for the entire community.”

To strengthen Shoreline’s sense of identity, designers created a council chamber with doors that open onto a plaza and outdoor amphitheater, a water feature and the stunning, four-story dogwood mural “Lime Light” by local artist Linda Beaumont.

“It is a special opportunity to be a part of creating a new front door and living room for a city. With Shoreline, our team worked passionately with citizens, constituents and community leaders to develop the vision and design that culminated in the creation of a municipal real estate project with a great sense of place and a clear statement about sustainability,” said PJ Santos, senior real estate director for Opus Northwest.

The commitment to green building resulted in a design that’s as educational as it is sustainable, and features a path called “The Shoreline Sustainability Stroll.”

“The idea for the Shoreline Sustainability Stroll came from our shared belief that changing paradigms and educating the community — especially young people — on the possibilities of green development is as important as achieving a LEED accreditation,” said Jesus Sanchez, Shoreline project manager. “This educational pathway is something to be proud of, and we hope others will follow this creative example in their projects. It’s just the kind of change we all need to implement to reduce our environmental footprint.”

The “stroll” will guide visitors through the project with interpretative signs that disseminate the sustainable elements of the project including rain gardens, a green roof topping the council chamber, solar shades, electric car charging stations, photovoltaic panels and pervious concrete sidewalks and bioswales.

Opus Northwest’s success with other cities and public agencies includes the award-winning mixed-use waterfront development, Bremerton Harborside, developed in conjunction with the City of Bremerton, Wash.; Harborview Medical Center’s Patricia Bracelin Steel Memorial Building located at 401 Broadway in Seattle; the 300,000-square-foot regional headquarters for the Environmental Protection Agency in Denver; as well as the Kitsap Credit Union Headquarters Building in Bremerton. These buildings all received the NAIOP Commercial Real Estate Development Association’s award for office development of the year in 2004, 2005 and 2006, respectively.
